Home insurance: what it covers and what applies when you move

A home insurance protects your belongings against, among other things, fire, water damage and theft, and also has liability protection, legal protection, assault protection and travel protection. You need it regardless of whether you live in a rental apartment, tenant-owned apartment, house, subletting or as a lodger. No law requires it, but the landlord can do so. When you move, the new insurance applies to both addresses for between 14 and 45 days.

What is included in a home insurance?

Five parts, according to Konsumenternas. Property protection applies to movable property, i.e. loose things that you own, borrow or rent. Liability protection comes into play if someone demands compensation from you: the company investigates whether you have been negligent, pays the injured party if you have been, and you pay the deductible. Legal protection pays agency costs in the event of a dispute, but the deductible is usually 20 or 25 percent and you must have had home insurance for two years in a row. The compensation follows the government's legal aid tariff up to a maximum amount.

The assault protection pays a flat rate if you are exposed to assault or sexual offence. The travel protection reimburses, for example, medical expenses if you become ill or have an accident abroad, and usually applies to trips up to 45 days, in a few insurances 60 days.

What is drulle or all-risk?

A supplementary insurance that provides compensation for damage in the event of sudden and unforeseen events, which are not covered by the basic protection. Konsumenternas examples are that you sit on your glasses so that they break, or that someone snatches your mobile phone. You buy it as an addition to your home insurance, it is not included from the start.

Do I need a tenant-owned apartment supplement?

Yes, if you own and live in a tenant-owned apartment. You need both a home insurance and a tenant-owned apartment insurance, which you can buy as a supplement to the home insurance. The supplement covers what you are responsible for according to the association's statutes: surface layers on walls, ceilings and floors, including parquet and tile, and the fixed interior such as kitchen interior, appliances, toilet, sink and bathtub. Sometimes the association has a tenant-owned apartment supplement for everyone, so ask the board before you buy your own. Forgetting the supplement is a common mistake when moving to a tenant-owned apartment, writes Konsumenternas.

Villa insurance or home insurance?

Both, if you own a house. The villa insurance protects the building if it is damaged by fire, leakage, vandalism, natural disasters and pests, and also covers damage to household appliances and installations such as dishwasher and heating boiler. Home insurance protects the things in the house. Homeowners need both a villa and a home insurance, or a combined villa home insurance. A row house with ownership is counted as a villa. Water damage coming from the outside through the roof, facade or drainage is usually not included.

Home insurance for students, lodgers and in nursing homes

If you move from home, your parents' home insurance no longer applies, and you need your own. Insurance companies often sell special student home insurances at a discounted price. You who live in a sublet or are a lodger also need your own home insurance, and if you rent in a sublet, it should provide liability protection if you damage the home's fixed interior. If you move to a nursing home, you need a home insurance even if you only have a few things there.

The partner or the one you are married to is often co-insured, if you are resident and registered at the same address. If you move in with someone who already has an insurance, you may still need to notify the company that you will be included. More about living with someone else in the guide to lodgers and about the first own home in moving from home.

What is municipal home insurance?

Those who search for municipal home insurance usually mean the insurance in the union Kommunal. The membership includes several insurances from Folksam, including a home insurance. If you are a member of another union, ask what is included there. If you already have a home insurance through the union, check what it covers before you sign another one, so that you do not pay for the same protection twice (our advice).

Water damage, theft and keys: what applies?

Water damage is included in the basic cover. In a rental apartment, the landlord is generally responsible for the maintenance of the home, and in many cases the landlord must rectify and pay for the repair. In the event of theft, signs of break-in are usually required. If the thief entered with a key, it becomes more difficult to prove that it was a theft, so change the locks if you do not know who has keys to the new home. How to do this is explained in the first day in the new home.

Does home insurance apply during the move?

The new home insurance applies to both the old and the new address for between 14 and 45 days, and can also cover protection when items are transported in connection with the move. If you hire a removal company, check that it has liability insurance. If the company damages something, you complain to the company, which is stated in damages and complaints.

How do I compare home insurances?

Compare the terms, not just the price. We do not recommend any insurance companies and do not write prices, as they depend on where you live and what the insurance should cover. The comparison services below have been checked.

The favourite comes first and the others in alphabetical order. Nobody pays to be listed.

We include options that meet these requirements:

  1. The service is independent: a public authority or an industry foundation, or at least not owned by an insurance company.
  2. The business model is open: the service states for itself how it earns money.
  3. The service covers several companies and compares home insurance specifically.
  4. A rating with many reviews on Trustpilot.
  5. A Swedish legal entity with an organisation number that can be checked.
