Move-out cleaning: checklist and what is included

Do the move-out cleaning when the home is empty and before you hand over the keys, so that the cleaning is finished before the inspection. The cleaning company takes the RUT tax deduction on the labour cost off directly on the invoice. Before booking, ask what the company's guarantee covers if the inspection does not approve the cleaning. The price and which companies are available differ between cities.

How far in advance do I book the move-out cleaning?

Book so that the cleaning is finished before the inspection or the key handover, and ask the company how far in advance it wants the booking. The home must be empty when the cleaning starts.

What does move-out cleaning cost? Price per sqm and after RUT tax deduction

It depends on the company and the size of the apartment. Among the cleaning companies we have checked, there are both prices per square metre and fixed packages for a range of square metres, and not all of them specify whether the price is before or after the RUT tax deduction. Always ask about it. The cleaning company can deduct at most half of the labour cost directly on the invoice, so compare prices after RUT tax deduction. Where the cleaning companies we have checked publish prices, they are listed on the city's page, with dates, for example for move-out cleaning in Helsingborg.

Checklist for move-out cleaning: what's included?

The Tenant-owned Association's checklist goes through the home room by room. In all rooms: dust and remove stains from fixed interior, clean ceiling, walls, doors, door frames, lists and window sills, remove nails and picture hooks, clean the elements on both sides, polish the windows inside and out and vacuum and damp mop the floors. In the kitchen: empty and clean the fridge and freezer, clean the stove and extractor fan, clean the cabinets inside and out and remove fat and lime from the sink. In the bathroom and toilet: clean the tiles and walls, clean the floor drain and water lock, polish the mirrors and wash the sink, bath, toilet and shower. Finally, the balcony, which is swept and dried, and the garage and storage room, which are completely emptied. Hyresgästföreningen (the Swedish Union of Tenants) expects six to eight hours, and it's you as the client who is responsible for the cleaning being done correctly. The housing company in Gothenburg has a checklist for move-out cleaning as a pdf, but your own landlord's list is the one that applies during the inspection.

What is included in the base price?

Ask before booking what the base price covers and what counts as an extra, for example exterior window cleaning, balcony and storage room or garage.

What happens if the inspection does not approve the cleaning?

This decides the company's guarantee. Ask before booking how long the guarantee lasts and whether the re-clean is free. What the checked cleaning companies state about their guarantee is on the city's page.

Does move-out cleaning qualify for the RUT tax deduction?

Yes. The cleaning company deducts the RUT tax deduction on the invoice. The deduction is counted against the same limit as the removal company's, 75,000 kronor per person and year for rot and rut together. More on the page about RUT tax deduction for move and move-out cleaning
