Move-in day step by step

On the takeover day, you pay the rest of the purchase price, usually with a mortgage, and receive the keys. If you are buying a house, you also sign the purchase deed, which you need to apply for a registration of title. For a tenant-owned apartment, no purchase deed is required, but you must be approved as a member of the association. From the takeover day, you are responsible for the home, so have the insurance ready.

What happens on the day of moving in?

The law does not regulate how the day of moving in proceeds. The date is determined by the seller and the buyer. Often, the parties and the estate agent meet at the estate agent's office or at the buyer's bank, but it can also be done remotely. The buyer pays, receives the keys and can move in. The estate agent provides the bidding list and their journal to both parties, and you sign the journal. If the property is a house, the parties and two witnesses sign the purchase deed, which is handed over to the buyer.

Purchase contract and purchase deed: what must be included?

The purchase of a house or other real property is concluded with a purchase agreement that both the seller and the buyer sign. It must state the price and that the seller transfers the property to the buyer. Any other price you have agreed on outside of the agreement is not valid. Often, a purchase contract is written first, and then a purchase deed, which must meet the same requirements. If the contract states that a purchase deed should be written, the purchase is conditional on you paying.

For the deed of sale, Lantmäteriet (the Swedish land registration authority) requires that the purchase agreement includes the property's full designation, whether the whole property or a share is being transferred, the purchase price, and the signatures of both parties. The seller's signature must be witnessed by two people. How to apply for a deed of sale is described in the guide to deed of sale and mortgage deed.

Transfer agreement for tenant-owned apartment: what applies?

The purchase of a tenant-owned apartment must be in writing and signed by the seller and the buyer. The agreement must state which apartment it concerns and the price. The transfer becomes invalid if you are denied membership in the association. The association may not deny you if you meet the conditions of the statutes and it reasonably should accept you, and if you are denied, you can turn to hyresnämnden within a month. The seller's debts to the association do not follow to you.

Ask the seller for a copy of the apartment inventory. There you can see if the tenant-owned apartment is mortgaged. The seller must pay off their loans before the takeover, according to Konsumentverket (the Swedish Consumer Agency). How to review the association before you buy is described in the guide to the tenant-owned apartment association.

When does the purchase become binding?

Not until both you and the seller have signed the purchase contract. A bid binds neither of you, so the seller can change their mind and you can withdraw your bid until then. If you want conditions in the purchase, for example that an inspection should be approved, they must be stated in the contract. Read about transfer inspection before you sign.

Who is responsible for the home until the takeover?

The seller. If the house is damaged, for example by a fire or a water leak, while the seller still has it, you can deduct from the price or cancel the purchase if the damage is significant. From the takeover, you bear the risk. If the takeover has been delayed because you have not paid on time, the risk lies with you from the agreed date. The insurance should therefore apply from the takeover date.

4 kap. 11 § jordabalken (1970:994), checked 5 October 2026

Can the takeover day be moved?

Yes, if the seller and buyer agree. Write the change in a supplementary agreement. If the purchase concerns a tenant-owned apartment, you should also contact the association so that the membership applies from the new date. If you want to enter the apartment before the takeover, to measure or paint, the agent should explain the risks and preferably advise against it, since the seller is responsible for the condition until the takeover.

Electricity, flyttanmälan and title deed after the takeover

When you move in, you contact the local electricity grid company to get a subscription, even if the electricity is already connected, and notify your electricity supplier. Flyttanmälan you do to Skatteverket at the latest one week after the move. If you buy a house, you should also apply for a title deed.

Do you find a defect after the takeover?

If the house deviates from the agreement or from what you could reasonably assume, you can request a price reduction or, in serious cases, cancel the purchase. Defects that you should have discovered when you inspected the house cannot be invoked. Notify the seller within a reasonable time after you have noticed the defect. For a tenant-owned apartment, the Purchase Act and the agreement apply, according to Konsumentverket.

Common questions

When does the purchase become binding?

When both the seller and the buyer have signed the purchase contract. A bid is not binding for anyone, according to Konsumentverket.

What is the difference between a purchase contract and a purchase deed?

The purchase contract is written when you make the deal and regulates the terms. The purchase deed is usually written on the day of entry, when the full price is paid, and confirms that the seller transfers the property. The purchase deed is needed to apply for registration. For a tenant-owned apartment, there is no purchase deed.

Can I move in before access?

Only if the seller agrees to it. The Real Estate Agent Inspectorate writes that the agent should explain the risks and preferably advise against it, since the seller is responsible for the condition of the apartment until the move-in day. If it is done anyway, the agreement should be written in a supplementary agreement.

What is withdrawal?

The seller's side of the takeover: the day the seller leaves the home and hands over the keys to the buyer. It is the same day as the buyer's takeover.

What should I do if I find an error after accessing?

Notify the seller within a reasonable time after you have noticed the defect. Defects that you should have discovered when you inspected the apartment cannot be invoked, according to 4 kap. 19 and 19 a §§ jordabalken.
