Notice period for a rental apartment: how to give notice on your flat

The notice period for a rental apartment is three months, counted to the nearest end of a month. If you give notice on 15 October, the contract ends on 31 January. Notice must be in writing if you have rented for longer than three months. The same period applies when you rent from a private individual under an agreement from 1 July 2026.

Calculate your notice

You give notice 15 October 2026
Contract ends 31 January 2027

Three months counted to the nearest end of a month, 12 kap. 4 and 5 §§ jordabalken. The same period applies to agreements with a private individual from 1 July 2026. The calculator is a guide, so check the date with your landlord.

When does the tenancy contract end?

Add three months to the day you give notice and go forward to the next end of a month. If you give notice on 15 October you reach 15 January, and the contract ends at the turn of the month between January and February. Under 12 kap. 5 § jordabalken you as a tenant can always give notice with that period. A term in the contract that is worse for you than the chapter has no effect (12 kap. 1 d §).

Landlords in Gothenburg describe the same thing in different ways. Bostadsbolaget and Wallenstam count three months from the next month end after the notice arrives, Poseidon from the last day of the month the notice arrives, and Willhem writes that you should give notice by the end of the month three months before you want to move out. Familjebostäder wants notice by the last weekday of the month.

How should the notice be sent?

Most of the larger landlords in Gothenburg accept notice digitally. Bostadsbolaget, Poseidon, Stena Fastigheter, Willhem and Wallenstam have it on Mina sidor with BankID. At Stena, notice only takes effect once you have signed. Familjebostäder accepts it in HemmaHos with BankID or by post, but not by email. If two of you are on the contract, both must give notice, say Familjebostäder and Poseidon.

Can I give notice with less than three months?

Not on your own. If you want to move out earlier, you can ask your landlord whether you can agree on a different end date, for example if the landlord finds a new tenant. Count on the old date until you have a written answer. During the notice period you must let the apartment be shown at a reasonable time (12 kap. 26 §).

Landlords mention two exceptions. Familjebostäder and Poseidon give two months when you move to a care home for older people. And when the tenant has died, the estate may give one month's notice, but only if notice is given within one month of the death (12 kap. 5 § second paragraph). The template for the estate's notice is in the guide on change of address for an estate of a deceased person.

Does the same period apply if I rent from a private individual?

Yes, for agreements made from 1 July 2026. The Private Letting Act (2026:772) then applies. You can always give notice to the end of a month at least three months after the notice (6 kap. 1 and 2 §§), and the notice must be in writing (6 kap. 7 §). If the landlord has given an email address for messages about the agreement, the notice counts from the day you send it there (6 kap. 8 §). Agreements made before 1 July 2026 follow the older Act (2012:978) on letting your own home.

Common questions

How long is the notice period for a rental apartment?

Three months, counted to the nearest end of a month. As a tenant of a residential apartment you can always give notice so that the agreement ends at the end of a month at least three months after the notice (12 kap. 5 § jordabalken).

Can I give notice on my rental apartment by email?

Notice must be in writing if you have rented for longer than three months. Use the landlord's e-service or a registered letter. Familjebostäder in Gothenburg writes that it does not accept notice by email.

Can I move out before the notice period ends?

You can move whenever you like, but the rent keeps running until the contract ends. The law gives no right to a shorter period. Ask your landlord whether you can agree on an earlier end date, and count on the old date until you have a written answer.

What applies if the tenant has died?

If the estate gives notice within one month of the death, the agreement ends at the end of the first month that falls at least one month after the notice. If the estate gives notice later, three months apply (12 kap. 5 § second paragraph jordabalken).

What comes first, the law or the notice period in the contract?

The law, when the contract is worse for you. You can always give notice to the end of a month, at the earliest three months after the notice, and a condition in the contract that is worse for the tenant than hyreslagen (the Swedish Tenancy Act) has no effect (12 kap. 1 d and 5 §§ jordabalken).

What rules apply to notice according to the private rental law?

For agreements from 1 July 2026, you as a tenant can always give notice to the end of a month, at the earliest three months after the notice, and the notice must be in writing (6 kap. 1, 2 and 7 §§ private rental law). Older agreements follow the law (2012:978) on renting out one's own home.
