Buying a property or house: from contract to move

When you buy a property, the day of possession is your moving day. Before that, you and the seller sign a written contract and you arrange the loan. If you buy a house, a holiday home or an owner-occupied flat, you apply for registration of ownership with Lantmäteriet (the Swedish land registration authority) within three months. If you buy a tenant-owned apartment, the association must accept you as a member. Flyttanmälan you do no later than one week after the move.

Guides to buying a home

In what order does it happen?

  1. The contract. The purchase of a property and a tenant-owned apartment must be made in writing and signed by both the seller and the buyer, with the price in the document.
  2. The loan. The bank needs a mortgage deed in a property or a pledge of the tenant-owned apartment as security.
  3. Cancellation of the old accommodation. If you live in a rental apartment, the notice period is three months to a month change, so cancel as soon as the day of entry is determined.
  4. The day of entry. You pay the rest of the price, get the keys and can move in.
  5. The title deed or membership. The title deed is applied for within three months from the date the purchase document was signed. In a tenant-owned apartment, you can live there first when the association has accepted you as a member.
  6. Flyttanmälan to Skatteverket, at the latest one week after the move.

House or tenant-owned apartment: what is the difference?

A house, a holiday home or an owner-occupied apartment is real property. There you apply for a title deed and pay stamp duty, and the loan is secured with a mortgage deed. A tenant-owned apartment is a right to use an apartment in an association. There is no title deed, but the association must approve you as a member.

The move after the purchase

The move follows the same seven steps as otherwise: terminate, book a removal company, pack, change of address, moving day, move-out cleaning and inspection. Make your own plan with dates in Your moving plan and start from the date of entry. The steps are collected on the start page. If you are moving to a house, see what changes ownership in the guide to moving to a house, and if you are selling your old home at the same time, the guide to selling a home and moving.
