What do you do if there is a gap between two homes?

   • The law does not provide the right to earlier access or later move-out. Count on the date in the agreement until you have a written notification.
   • The tenant must, according to Hyresgästföreningen (the Swedish Union of Tenants), leave the apartment no later than 12:00 on the first day of the month after the rental period has expired. Ask the landlord what times apply to them.

Where can you find temporary accommodation in Gothenburg during the gap?

The cheapest gap is the one that never occurs. Therefore, first ask if the dates can be changed. The old landlord may let you stay a few extra days, and the new one can sometimes hand over the keys earlier. The law gives you no right to any of this, so get the information in writing. That's our advice.

If it's not possible, there are four common solutions. You can live with relatives or friends, rent a room as a lodger, rent a tenant-owned apartment or a rental apartment for a few months, or stay in a hotel, hostel or a furnished short-term rental. Keep in mind that you don't have any protection against termination when you rent a tenant-owned apartment or a house, and never as a lodger. The agreement applies for the time you have agreed on. If you live with someone, it's usually enough that you agree, but write down the dates that apply, what you pay and who is responsible for electricity and broadband. That's our advice. Where should you be registered during the gap?

You can only be registered at one address. Skatteverket has no special rule for the gap between two homes, but three rules on the page about being registered at the right address cover it:

• If you live somewhere other than where you are registered, and it is initially decided that it will be for a shorter period than one year, you do not need to do any flyttanmälan.
• If you are not going to return to your current address, you should do a flyttanmälan.
• If you do not know where you will live, you should be registered in the place where you have the strongest connection. If you lack a clear connection to a home, you will be registered in the municipality, usually the one you were last registered in.

If you already have a contract for the new accommodation, you do flyttanmälan with the date you move in. If you register before the move or no later than one week after, the new address applies from the move-in date, and Skatteverket registers the move at the earliest on that day. If you are unsure about what applies to you, ask Skatteverket. Not doing flyttanmälan, or being registered at an address where you do not live, can according to Hyresgästföreningen be a registration offence, and Skatteverket may since 1 July 2018 make unannounced inspection visits. How do you get your mail during the gap?

Population registration and post are two different things. You control the post at Svensk Adressändring. According to their price list, forwarding for the whole household costs 698 kr for three months, 798 kr for six and 998 kr for twelve. If the gap is shorter, temporary forwarding is suitable, which applies from 14 days up to six months and costs 160 kr in starting fee plus 80 kr per week, at most 798 kr. Pausing the post, for 7 days up to two months, costs 350 kr.

The Tax Authority's special postal address is free but only applies if you want to receive post at a different address for at least six months. If you live with someone, do not write c/o in flyttanmälan. Instead, put your name on the door and on the mailbox. More about the services can be found in the guide to post forwarding.

Where do you store your belongings during the gap?

Furniture and boxes need a place while you live with someone else. The usual is a storage room or storage with a removal company, which picks up in the old home and drives out to the new one when the gap is over. Pack the things you need separately, with clothes, chargers, important papers and medicine, so you don't have to search in a storage room. Also ask the insurance company if the home insurance applies to the items in the storage room and where you live during that time. Both are our tips.
