What notice period applies to parking spaces, garages and storage rooms?

The law's times apply when the agreement does not say anything else. For a garage, you can agree on a longer notice period, and for a parking space on land, the time you have agreed applies. Therefore, read the agreement for the space first.

Is the parking space included when you terminate your rental apartment?
Yes, if you rent both the residence and the parking space from the same landlord. Hyresgästföreningen states that the parking space and garage are terminated at the same time as the apartment when you move, regardless of the notice period of the agreement for the space. The most common is that the space has its own agreement alongside the rental agreement for the residence. If the space is included in the rental agreement itself, you cannot terminate the space only as long as you live there.
The rule is the Tenant Association's description, and landlords have their own routines. Therefore, write out the parking space, garage or storage room with object number in the notice of termination of the apartment, or send the template further down at the same time. Then there is nothing to interpret.

Why is the notice period for a garage nine months?
The hyresregler of the jordabalken apply to houses and parts of houses. Anything that is not a bostadslägenhet is considered a lokal, and a hyresavtal for a lokal with an indefinite period is terminated at the month change that comes closest after nine months, unless you have agreed on a longer period. A garage with walls and a roof, or a storage room that is rented separately, is thus a lokal. HSB and Hyresgästföreningen both state that the main rule for a garageplats is nine months.

What applies to a parking space without a roof?
A parking space on the ground, without roof and walls, is not part of a house. It is considered as rental lease according to 8 chap. jordabalken. If you have not agreed on a notice period, the agreement ends on the day of departure, which is 14 March, closest after six months from the notice. If you terminate on 5 October 2026, six months have passed in April 2027, and the agreement ends first on 14 March 2028. The notice must be in writing if the one who rents out the space does not confirm it in writing.

How do you terminate the lease with Bostadsbolaget?
The housing company in Gothenburg is an example of how it works.There you cancel the parking itself on My pages or in the accommodation app, under Agreement, and the termination period is three months regardless of the type of contract.An extra supply is also terminated on My pages with a three-month termination period, and the keys are left on Boservice no later than 12 a.m. on the day the agreement ends.If you are two on the apartment contract, you must both sign.

- The notice of termination must be in writing if the rental period has lasted longer than three months (12 kap. 8 § jordabalken). For a parking space on land, which is a leasehold, it must be in writing if it is not acknowledged in writing (8 kap. 8 § jordabalken).
- If you rent both a home and a space from the same landlord, the space will expire according to Hyresgästföreningen when you terminate the rental apartment. Mention it in the termination of the rental apartment anyway, or send this letter at the same time (our advice).
- Read the agreement for the place: there the notice period is stated. If none is stated, nine months apply for garage and storage in a building (12 kap. 4 § jordabalken) and the day after 14 March closest after six months for a parking space on land (8 kap. 5 § jordabalken).
- If the landlord has an e-service for termination, use it and save the confirmation (our advice).
- If two of you are on the contract: both sign (our advice).

How do you cancel your residential parking in Gothenburg?
Resident parking is a permit from Gothenburg City, not a rental agreement. You cancel it in the e-service Manage your resident parking permit, where you can also change the tax, report a car change, and request a pause. The permit applies for one month at a time, you always pay for a full calendar month, and the fee is invoiced afterwards. To get the permit, you must be registered at an eligible address within the area, so cancel it when you move away from there. That's our advice. How do you terminate a self-storage unit?
It is governed by the company's terms, not by the rules of the Land Code regarding apartments. At Shurgard, for example, the contract is renewed every month. The notice must be in writing, with name, storage number and desired date, at least 15 days before the next billing period. Do you have the right to a storage room in a rental apartment?
The starting point according to Hyresgästföreningen is that you have the right to a storage space, as it is determined by hyreslagen (the Swedish Tenancy Act). The storage space belongs to the apartment. An extra storage space that you rent separately has its own agreement and is terminated separately. Remember to return the keys and tags to the storage space when you move.

What is stated in the contract. If no notice period is stated, the contract ends at the month shift that occurs closest after nine months, since a garage in a building is considered a local facility according to 12 kap. jordabalken.
What is the notice period for a parking space on land?
What is stated in the agreement. Without an agreed time, it expires on the day of departure 14 March closest after six months from the notice, according to 8 kap. 5 § jordabalken.
Does the parking space come with the apartment when I terminate the lease?
According to Hyresgästföreningen, yes, if you rent both the apartment and the parking space from the same landlord, regardless of the notice period of the agreement for the parking space. Nevertheless, mention the parking space explicitly in the notice, as landlords like Bostadsbolaget have their own procedures for terminating parking contracts.
