How to move out and in on the same day in a rental apartment?
Rental agreements usually end and start at a change of month, so the move day will be the same day for the old and the new residence. According to Hyresgästföreningen you should leave the apartment no later than 12 a.m. on the first day of the month after the lease period has expired. If that day is a Saturday, Sunday or other holiday, the first working day after it applies, unless you have agreed otherwise with the landlord or the person who moves in after you.
The housing company in Gothenburg is an example of how the times look in practice. There you leave the keys at Boservice no later than 12 a.m. on the day the agreement ends, and the person who moves in takes their keys at 13 a.m. on the day of the move. Why is the move-out cleaning so difficult?
Moving day has three parts that everyone wants to have on the same morning: moving out, cleaning and handing over the keys. The cleaning requires an empty home and usually takes six to eight hours. It must also be completed before any inspection. At Bostadsbolaget, the apartment is inspected before you move out, and any comments must be addressed and approved before you can hand it over. The viewing for the next tenant takes place two to four weeks after the inspection, so the inspection is a long time before the moving day. Ask your landlord how it works with them.
The responsibility is yours even if you hire a cleaning company. Hyresgästföreningen notes that neither you nor the cleaning company has the right to enter the residence when the agreement has expired. If something goes wrong after 12 o'clock, you can't fix it. Therefore, it's safer to clean when you still have the key, and to go through the residence together with the cleaning company before you leave it.

Hyresgästföreningen advises you to start the move-out cleaning a few days before you move and to take the larger tasks continuously. How do you get the keys to the new home earlier?
Question. If the new apartment is empty before the agreement begins, the landlord may sometimes hand over the keys a day earlier, and then you can move in a day earlier and clean the old one calmly on moving day. What happens if the cleaning is not approved?
If the apartment is not sufficiently cleaned, the landlord can send you an invoice for the cleaning, and the requirement must be reasonable. Hyresgästföreningen advises you to take photos or videos of the apartment when you leave it, so you can show its condition afterwards. As long as the agreement applies, you can ask the cleaning company to rectify the defects. Many cleaning companies have a guarantee for re-cleaning.
